It’s closing time—almost home!
You're about to complete one of the biggest milestones in homeownership—congratulations! Here’s what to expect as you head into closing day.
A few important reminders for closing:
-Bring your photo ID (a driver’s license or passport works best).
-Bring your checkbook (just in case any last-minute adjustments need to be made).
-Bring copies of your earnest money receipts and wire transfer receipt for the deposit and closing-costs.
What to Expect at Closing
Closing usually takes about 60 to 90 minutes, though it can be as short as 30 minutes or as long as 2 hours if unexpected issues come up.
Who You’ll Meet
-Title Officer: They oversee the signing process, send documents for final review, and issue any refund checks at the end.
-Lender (if local): They may be there to answer any last-minute questions or address any unforeseen issues.
-I'll be right there with you, ensuring everything goes smoothly and supporting you through the process.
-Seller’s do not attend, as they sign their documents at another time.
Key Details to Watch For
-Make sure you understand how and when property taxes are paid during closing.
-At the very end, you’ll receive an overage refund check for any extra funds you transferred during your down payment and closing-costs.
-You’ll also receive a copy of the Closing Disclosure—hold onto this! You’ll need it for tax preparation next year. Click here for an explanation of what the Closing Disclosure is and how to interpret it.
Moving & Final Steps
Once closing is scheduled, make sure to call your movers one last time to confirm your crew size and truck. If moving on closing day (which is not recommended), allow plenty of time to complete closing before meeting your movers.
After closing, your escrow officer will submit all signed documents to the county courthouse for official recording. Once recording is confirmed (usually takes a couple of hours), they will notify us, and we’ll immediately reach out to let you know that you’re officially recorded!
And now, the best part—you get your keys! Welcome to your new home!
Congratulations, homeowner!
