Final Steps Before Closing: What Sellers Need to Know
A few days before closing, the buyer’s mortgage lender will issue the Clear to Close, meaning the financing is finalized and the title company can proceed with the closing process.
Scheduling the Closing and Final Walkthrough
Once the closing date and time are confirmed with the title company, the buyer’s Realtor will schedule a final walkthrough of the property, typically the day before closing. This is the buyer’s chance to verify that the home remains in the same condition as during the inspection, that any agreed-upon repairs have been completed, and that all attached items such as mounted TV brackets, shelving, light fixtures, curtain rods, and curtains are still in place, as these must stay with the home.
To avoid last-minute stress, sellers should plan to be fully moved out one to two days before closing. This ensures enough time to pack, clean, and prepare the home for the new owner.
What Sellers Need to Leave Behind
Sellers are required to leave behind any attached fixtures, including TV mounting brackets, shelving, light fixtures, curtain rods, and curtains. Additionally, if any specific items were negotiated as part of the sale, those must remain in the home.
