Once your contract has been submitted, schedule a home inspection as soon as possible. If negotiations fall through, the inspection can always be canceled.
Ideally, the inspection should take place within the next two to three days. However, during peak summer months, inspectors may be booked out a week or more in advance. Acting quickly is crucial since inspectors typically take one to two days to generate the report after the inspection. Once the report is available, additional time is needed to review it and request credits or repairs from the seller before the inspection notice period expires—typically within seven to ten business days.
Plan to meet the inspector at the end of the inspection for a recap of their findings. They will point out any significant issues they discovered. Keep in mind that most inspectors work Monday through Friday and do not offer evening or weekend appointments. You may need to take time off work to meet with them. Wear comfortable clothing that you don’t mind getting dirty, as the inspector may need to show you areas like the basement or roof.
The cost of a home inspection will typically range between $400 to $1,000, depending on the size of the home. Radon, mold, and water quality testing are optional add-on services, and their prices will vary based on the specific tests selected. If you’d like additional testing, please inquire with the inspector when scheduling your appointment. These tests can provide valuable insight into potential health and safety concerns.
These tests may require more time to complete, so scheduling them promptly is essential. Radon, for example, is especially prevalent in the Flathead Valley of Northwest Montana, and prolonged exposure to high levels can pose serious health risks. Mold testing may be helpful if the home has moisture issues or if you’re sensitive to allergens. Water quality testing is recommended for homes with private wells or older plumbing systems, to ensure there are no contaminants affecting drinking water safety.
Choosing your own home inspector is recommended so you can ensure they address your concerns and focus on aspects that matter most to you. You'll need to contact and schedule the inspection directly. While you are free to select any inspector, here are some recommendations if you need assistance. All of the following are InterNACHI or ASHI certified:
